Let’s find the right home together.

For buyers

We tour together.

Not every listing that looks right on a screen holds up in person. I will tour homes with you, and when we find the right fit, I am the one to write the offer and work the purchase with you through closing.

I work across Boulder, Weld, and Larimer Counties, so we can compare towns honestly: what you gain in space, and what you keep in the commute.

The 7-step process

Buying a home in Colorado

01

Home buying consultation

We meet in person or on a call and walk through the process. Timing, wants, needs, and the life you are trying to make room for. I will share neighborhoods, schools, market numbers, and anything else you need to decide where we should be looking.

02

Pre-approval

If you need financing, we start with a local lender. I can introduce you to people I trust. You share the financials they need, and they help you land on a budget that is real, not a number that falls apart later.

03

Home search

We write search criteria and listing alerts from what you actually need. We tour until we find a house that fits. Along the way we talk through what we are seeing together, including how a home compares with the listing photos.

04

Make an offer

We write a competitive offer from recent sales and current market data, then I negotiate for the best price and terms. Once everyone has signed, earnest money is due.

05

Home inspection & survey

We review the property disclosures and I coordinate a professional inspection of the whole house. If repairs or credits are in play, I get bids and negotiate. We order and review a survey of the property lines when it is needed.

06

Document review & appraisal

Together we go through the title commitment, due diligence, and HOA documents, and we deal with anything that comes up. Your lender orders the appraisal to confirm value and finalize the loan.

07

Closing & moving day

You and your lender review the final numbers. We do a last walk-through, then the papers are signed in front of a notary. You get the keys.

Who this is for

Three common situations

A house with a yard, or none

A yard and a quiet street, or a walkable address with no lawn to tend.

You are relocating

New to Colorado, or coming back. Towns, commute patterns, and what close to Boulder means at 8 a.m.

You are buying and selling

If you need to sell one home and buy another, we plan the timing together: contingencies, dates, and a number you can use on both sides.
